This island development project is currently at the design stage, with architecture serving as the foundation for creating a cohesive and high-quality destination. The overall development is planned across six locations on the island, structured through two implementation phases, Track A and Track B. The architectural approach focuses on creating a seamless relationship between built environments, landscape, waterfront experiences, and supporting infrastructure, while responding thoughtfully to the island’s unique setting. 

A key part of the development is the creation of a premium collection of lifestyle and recreational amenities. The proposed facilities include a beach club, outdoor gym, South Beach cabanas, boathouse, manager’s house, and dedicated parking facilities. Each component is envisioned to contribute to a distinct island experience while maintaining consistency in architectural language, functionality, circulation, and the surrounding landscape. Careful planning of these amenities can help establish connected activity zones while preserving the character and openness of the coastal environment.

High Rise Towers

The High-Rise Towers project is envisioned as a landmark architectural development within the Sand Sports Park Phase 1 package of Sports Boulevard. Developed through the 100% Schematic Design stage, the project combines high rise architecture with carefully planned site development to create a distinctive addition to the urban skyline. Rising to 82 storeys, the development is designed around a strong architectural identity, with its composition balancing vertical scale, functionality, and an expressive contemporary form.  

At the heart of the development is a distinctive two-wing tower configuration, bringing together a taller primary tower and a lower secondary wing to create a dynamic silhouette. The mixed-use program integrates premium residential spaces, hotel accommodation, offices, retail, and lifestyle amenities, allowing multiple functions to operate within a unified architectural framework. A central architectural feature connects the two wings, strengthening the visual identity of the tower while contributing to its overall sense of continuity and proportion.  

The tower is supported by five terraced podium buildings, B1 to B5, arranged around the central high-rise to form an urban oasis. B1 is dedicated to MEP infrastructure and support services, while B2 through B5 accommodate mixed-use office and retail functions. At ground level, active retail frontages and prominent building lobbies are planned to encourage pedestrian interaction, while the upper podium levels introduce multi-storey offices and open-air rooftop amenity decks. A dedicated terrace dining corridor between B2 and B5 further connects the podium functions and adds a social dimension to the development. 

A major highlight is Level 47, conceived as a premium lifestyle destination with private clubs, lounges, restaurants, and recreational facilities. Together with the podium terraces, rooftop spaces, retail streets, and integrated building services, these elements create a layered experience extending from the public realm to private amenities. BIM Coordination for Multi-Tower Commercial Development, Bengaluru 

Multi-Tower Commercial Development is a large-scale Project located in Hebbal, Kempapura, Bengaluru, comprising three G+15 high-rise towers integrated with common podium and basement parking levels. Each tower rises approximately 65.95 metres from ground level to terrace level. 

Bimgrafx is supporting the project with comprehensive Structural and MEP BIM services, helping transform engineering design information into coordinated digital models and construction-ready documentation. 

Structural BIM – LOD 350 

As part of the Structural BIM scope, our team is developing detailed LOD 350 models covering major structural components such as: 

  • Raft foundations and pile caps 
  • Columns and beams 
  • Structural slabs 
  • Retaining walls 
  • Staircases and associated structural elements 

The structural models provide the geometry and information required for multidisciplinary coordination and enable Architecture, Structure, and MEP teams to work within a common coordinated BIM environment. 

MEP BIM Development & Coordination 

Our MEP BIM scope covers the development and coordination of major building services including HVAC, Electrical, Plumbing, and Fire Fighting systems. 

The team develops and updates BIM models based on design drawings, design sketches and engineering inputs, integrating the information into coordinated Revit models while considering architectural and structural constraints. 

The scope also includes electrical circuiting, DB schedules, multidisciplinary clash detection and resolution, coordinated models, and GFC drawing production. 

Through continuous coordination between MEP, Structural, and Architectural models, potential spatial conflicts can be identified and resolved before information progresses to construction documentation.
